The same service plays out differently in coastal Newport Beach vs. desert Palm Springs vs. inland Riverside. We adjust material and installation spec to the specific climate of every project we quote.
Inland Empire residential roofing splits into three eras: pre-1980 homes (asphalt shingle, often original-spec felt underlayment), 1980-2005 (asphalt or early concrete tile, mid-grade), and 2005+ (concrete tile, often Title 24 spec). Each era has different replacement considerations. Pre-1980 homes often need structural verification before tile conversion. 1980-2005 homes commonly have deck repair needs revealed at tear-off. 2005+ homes are usually straightforward like-for-like.
Our spec for this region: We default to a written 21-point inspection before quoting any Inland Empire replacement so the quote reflects what's actually beneath the existing roof, not generic per-square pricing.
Coastal residential roofing splits between high-end oceanfront properties (clay tile, copper accents, premium spec across the board) and inland coastal communities (concrete tile or quality asphalt). Many oceanfront homes have 50+ year clay tile that's still in good shape but needs underlayment replacement. The lift-and-relay process (keeping the tile, replacing the underlayment beneath) saves vs. full replacement.
Our spec for this region: We're certified on Eagle California Collection tile and have done lift-and-relay work on legacy clay throughout coastal SoCal. The work is more labor-intensive than full replacement but preserves the architectural character that gives these neighborhoods their value.
Desert residential roofing skews heavily toward concrete tile and clay tile — both inherent fire-rated, both 50+ year service life in desert climate (often longer than coastal because zero salt corrosion). Mid-century modern homes are an exception: many have low-slope or flat roofs that need TPO or coated membrane, not pitched tile/shingle.
Our spec for this region: We work with all Coachella Valley HOAs — the architectural review committees in most master-planned communities require Eagle California Collection tile or similar in specific approved color palettes. We handle the ARC paperwork as part of every job.
LA Basin residential ranges from historic-district Craftsman to coastal-influenced 1950s ranch to 2010+ master-planned tile. Each requires a different replacement profile. Historic districts need design-review submissions. Coastal-influenced areas need salt-tolerant fasteners. Newer tract homes are usually straightforward like-for-like.
Our spec for this region: We coordinate with the appropriate authority for each LA Basin city — historic preservation officers in historic-district cities, design review committees in design-overlay districts, and standard building departments elsewhere.
San Diego County residential roofing skews concrete tile in master-planned eastern communities and clay tile in higher-end coastal neighborhoods. Asphalt is more common in older central-county and inland tract homes. HOA architectural review is the norm in newer master-planned developments.

High Desert residential roofing is a mix of older mid-century homes (asphalt, often original-spec felt), 1990s-2000s tract homes (concrete tile or asphalt), and newer 2010+ master-planned communities (concrete tile, often Title 24 spec). Each era has different replacement profile. Most homes benefit from a ventilation upgrade as part of replacement.
Our spec for this region: We specifically check the deck condition during tear-off — high desert homes often have OSB sheathing showing freeze-thaw degradation at edges. Deck repair allowance is on every quote.
Mountain residential roofing serves elevations where snow load, freeze-thaw, and wildfire WUI exposure all drive material choices. Class A fire rating is non-negotiable. Snow load drives material and framing decisions. Standing-seam metal, concrete tile, and Class A asphalt are all viable.
Our spec for this region: We coordinate with CalFire and the local building department on every mountain project. WUI zone requirements vary by jurisdiction and elevation — we file the appropriate paperwork.
